Looking for some advice on how to navigate the host-only service fee structure.
My understanding was that, as of September 15, Airbnb would be moving to a host-only fee structure, meaning the 15.5% service fee would be deducted directly from the host’s payout rather than being split between the host and guest. Hosts would need to adjust our calendar prices accordingly in order to maintain the same payout.
Recently, I had two cancellations for November, so I decided to look into this further. I had someone send me a screenshot of what it would cost them to book November 2–5. There was a nightly amount (which was my raised price to include the service fee paid by host) but then in addition to my nightly price, there was a service fee still being added by Airbnb, and of course plus tax.
When I called customer service to inquire about this I was told that "it might take a while for my calender to update" . This made no sense to me so I've escalated the call. Has anyone else had this problem and what do you recommend? If I lower my price I risk losing money as the 15.5% will be coming out of my payout but if I don't then I might be over priced. Lastly, are guests AND hosts both being charged a service fee while the change over is being sorted out.
