What to do about booker bringing extra guests?

Hi, I had a guest book for 2 people for one month. Due to Covid, my building has strict rules about no outside visitors or guests outside the booking party, and no parties, never mind extra overnight guests! I've had neighbors calling me that the air bnb guest is now hosting gatherings and has 5+ people coming and going with suitcases, and clearly overnight guests that are not registered. They're denying they have guests, but I know this to be a lie. What do I do? They still have a few weeks left on their reservation.

@Adrianna22    Nasty situation, Adrianna.  I will be following this post with interest. I'm really not sure what I would do.  If you inform the police, you will get a revenge review.  Hope you sort it out somehow.  Best regards from Anthony

@Adrianna22  I think you need to take charge here and evict the guests immediately. This will generally mean forfeiting the payout for the remaining weeks, but guests who have such flippant disregard for both your House Rules and the safety of your community are also the likeliest to cause serious damage to your home, which is very hard to get properly compensated from Airbnb.

 

@Anthony223  The NYPD does not have a habit of helping Airbnb hosts out in these situations, even if the listing is fully compliant with the strict regulations (which I only hope this host has observed). But it would be ludicrous for a host to prioritize getting a 5* review over following building rules, community laws, and the health and safety of her neighbors. That concern has no place here.

From my point of view it is a case to phone Airbnb. It is the first thing I would do.

They will send a message to the guests warning that they are breaking the rules and that they may have to leave the proprerty before checkout date without any refund.
Summarizing, they will advise you and help you.

@Adrianna22  If they're lying, I think you might need to cancel them.  I would make sure everything is documented on the airbnb message system, "I am concerned that neighbors reported XX", etc.  You could give them one more chance and tell them that if you are informed of any more unauthorized guests in the unit their reservation will be cancelled.  Or, you could just contact Airbnb now, tell them of the reports of unauthorized guests which is breaking the buildings health rules and putting people at risk, and that when confronted the guests denied this and you are now very, very uncomfortable hosting said guests and want a neutral cancellation.  I'd be prepared for a revenge review though no matter what you do.
