I'm Niki, the owner and host of my sailing Yacht Pipit in Kavala, Greece. My 11.4m, 2-cabin boat is offered as accomodation in the middle of the port of Kavala, and for sailing cruises in the Golf of Kavala and Thassos island. I would love to connect with other hosts in the city of Kavala and/or other hosts of boat accomodation from any part of the world for exchange of experience and ideas.

Thanks for your message. I'm hosting since July 2024. Although I have good demand from Booking with excellent rating (9.9/10 with 38 reviews), I have never had a booking via Airbnb (just a couple of inquiries). I have no idea why.
Unfortunatly, there are no local host clubs near me.

My listing is for the whole boat, located in the center of the picturesqueport of Kavala. This is a 36' (11.4m) sailing Yacht with 2 double bed cabins and 2 single beds in the salon, ideal for 1-2 couples or a family.
Main difference from a typical apartment is that I do not sell beds for sleep (which in my case are floating), but the experience of a simple and rather economic introduction to life at sea.

6 Guest 2 Beds minor glitch but people want to know sleeping areas.
Airbnb doesn't have Room Folders for Boats but pictures are how a potential Guest does a visual walkthrough for a rental they can't physically see. Your photos aren't bad but don't give a clear impression to us that don't know. Take pictures like you were walking someone through. Here is the kitchen, dining area, bathroom bedroom 1 bedroom 2 to provide a good idea so they have a comfort of the space. Include the deck area seating and if fishing that is a big customer interest.
Use the Airbnb New Listing Discount. Really helps listing get started.
Create Aurbnb Guidebooks Guests love the visuals a popular beach or site and General Internet Search Engines read Airbnb so keywords of what is popular.
Set up an Airbnb Custom Link, you can copy and paste on social media pages it creates a clickable ad to your listing.
Don't offer sails on this listing Set up an Airbnb Experience. Set it up for pricing to include staying on the boat. If a Guest is interested in sailing which is great especially a small familty vacation. Tell them to book ob the experience page to reserve the stay and reserve your time

But still these do not explain why my property is so popular in Booking and so unpopoular in Airbnb. I use same information and picturs in both platforms. Is there some difference in their evaluation systems ?
Ir isn't what your offering. It is the markdet of users that use Bookimg and Airbnb. I have used Booking for ny Hawaii properties but my Arizona rentals because my target market is not using it.
I can see how your boat is a great choice on both. The markets are just different buying styles. Booking advertises to users how easy to book how quick how many options, users are buyers that want to quickly book what they want. A Guest just books and not a lot of discussion.
Airbnb Guest market comes a lot more leisurely based. The Host can say yes or no. Even though Airbnb has a Hotel catagory. Hotels are smaller, usually a family run business and on Airbnb Platform it is a listing for every room 12 rooms 12 listings.
Though price is a factor on Airbnb, the Airbnb Guest is focused also on the suggested headings on the 5 pages, Reveiws the property has, they want a location but within that location what is offered, and Airbnb promotes owner Hosts not big corporations. Guests don't expect huge corporations who's reputation they know so they need more information before they commit financially and they have an expectation of a small business personal experience.
Think the different consumer shopping at a grocery store and a weekeng open market. At the big store you want in and out at the open market you looking at this and that your more curious you ask questions.
