I'm Niki, the owner and host of my sailing Yacht Pipit in Kavala, Greece. My 11.4m,  2-cabin boat is offered as accomodation in the middle of the port of Kavala, and for sailing cruises in the Golf of Kavala and Thassos island. I would love to connect with other hosts in the city of Kavala and/or other hosts of boat accomodation from any part of the world for exchange of experience and ideas.

Congratulations!  I seen your first Review,he was so complimemtary.

Set up the Airbnb Custom link.   There is an option to copy link, copy and paste on like vacation or sailing social media pages.  When you post that link its a clixkable picture ad for your Airbnb listing.Just stimulates some traffic.

Hi @Marie8425 ! Thank you once more for your input ! It is fact that reservetions from Airbnb are not satisfactory yet. I'm not sure what is not correct. I have received an email from Airbnb few days ago suggesting that many hosts in Kavala are droping their prices, and maybe I should follow. Fact is that Airbnb offer price is below 200 euro/night (with the introductory discount), while my calander is full with reservations from Booking at a rate between 254 - 280 euro/night.

What is most frastrating though is my application for sailing cruises in Airbnb Exprerience. Airbnb has passed verification procedures to Evident. A platform that does not really understand Greek laws and procedures, reguests irrelevant licenses and documents, and there is no way to communicate with the 'specialized team' that evaluates my application. I have asked for help from the Airbnb Support and they just closed the conversation with no comment.

The issue is the Airbnb Display Algorythem.  One of the main page position to a Guest Searching is traffic counts for your listing.  You right now are falling between the gaps, low initial traffic, not a cheap option ( and you shouldn't be your yacht is outstanding) and low Review Count which means to begin now if a Guest is searching your listing is on a hihgher page than page one.

Once your listing has three Reviews your Airbnb Calendar will offer Airbnb Custon Discounts, you discount 2 or 3 days 20% and Airbnb does the marketing including their email marketing to potential Guests.

Many luxury listings do extremely well on Airbnb,but for any type of listing  Host Activety is required.  When your listing is doing well Hosts tweak the title or which photo is the Cover shot, because that can increase potential Guest clicks on an ad seen, as a customer yourself if you see the same headline you may not be as motivated to click as another ad  that is displaying a photo you didn't see recently.  

So to get some traffic flowing to start you back up again.  The Airbnb Custom link, after the Airbnb desigmation, you create a name for your listing page.  You can paste on Social Media Pages, it has a picture ad to your listing and as potenrial Guests click that is traffic to Airbnb.  Traffic meanspotential Guests are interested in a listing.

For special accomodatilons like yours another traffic tool is Airbnb Search is not a Keyword Search like General Internet Searches but those Search Engines read the Airbnb Site to answser quries because the Airbnb Site is hiigh traffic.  When the General Internet Searches display an Airbnb Listing the title and cover photo are displayed to encourafge clicking.  it is just creating traffic.

When you create your Airbnb Custom Link include Keywords like yacht.  On your photo captions,hignlight because a Search Engine rreads photos, not see.

Airbnb allows you to create 6 Airbnb Guidebooks.  What you want to do is create a Guidebook based on things Guests vacationing in your area are highly attracted to.  You are plugging that keyword or phrase with AI Searches now so it has traffic but sprinkle in the Guide Books sprinkle in your listing near our yatcht that sleeps six, a Bay Guests who stay on our yacht can book a private sea tour.

I have worked with Booking and Airbnb, it isn't that Airbnb creates more work, it is that a Host has more control of their marketing. My Listings currently I don't want short vacation stays my target is different, Airbnb I can pick my market when I had Hawaii listings I used both services.  One or the other is more difference in shoppers.

Look at offering an Airbnb Experience for the tours because that opens another market for you.  I think you have a big local market that loves boats and sailing but most of us don't own a boat haha.  I think you can require staying on your yacht.  So two opportunities to be seen because you can drive a big boat.

The family from Turkey that booked  tonight asked also for a short sailing cruise tomorrow morning. I believe they gonna love it and never forget!

I tried to add the sailing Exerience in Airbnb but initially rejected without mentioning the reason. I rephrased description and applied again. Hope it will go through. Sailing cruises are as import for me as accomodation and can be separated.

The Experience tool is also oversimplified. Offers only priming per person, but for sailing tours only pricing per trip  apply (for 11-6 passengers).

It allows Experiencies with max 120 min, but this is the minimum for a sailing tour that can be for several hours and destinations.

Hope it will be developed farther in the future.

Yes, too much work and gas for that short.  A suggestion because the Airbnb market can have over expectations haha.  

Set up that you want a commitment for a sail prior to check in so you can plan your schedule.  Then send a request for the additional payment and the Guest pays through Airbnb and you have the money.  Write a Quikreply that you can schedule right after approval to sell your sailing option.  That is just the preferred if the after check in you can still sell just makes life easier. lol

To pick up the local market. Set up the Airbnb Custom Link.  It has a copy link, then all the community social nedia pages that allow business ads post the link and you have your cover photo and title that if someone clicks on they come to your listing.  You have a beauriful Yacht.
