new pricing policy

Wondering how other hosts feel about the new pricing policy Airbnb initiated.   Is it working for you?  What are your thoughts?   I feel as though it looks like MY prices went up.  Seems as though most guests search price point first and go from there.

ProtoPond team: Pricing changes can definitely affect how hosts plan their listings and manage overall costs. I think clear communication around the reasons for a new pricing policy and how it will impact different types of hosts is really important.

Your prices shouldn't have increased by any significant amount if you ran the update tool.

 

Select a booking made after the change, and see if you can find a comparable booking from before the change. The guest totals should be close to the same?

@Veronica227 That is exactly one of my concerns as well.

Even if the intention of the new pricing structure is to make the total price clearer to guests, the higher accommodation price is now displayed under the host’s listing. From the guest’s perspective, it can therefore look as though the host simply raised the price.

And I think your point about how guests search is very important. Many guests begin with a price range or compare the prices they see in the search results before they ever look at the breakdown of fees.

So for me, the concern is not only whether the final total is similar or whether the host can adjust the price to maintain the same payout. It is also about price perception: what number the guest sees first, and who appears responsible for that number being higher.

I’m very interested to see how this affects booking behavior over time.
