AirBnb Fees

I've heard that Airbnb is not taking their fees directly from customers anymore.  Looking at my listings in QC they appear to take it but in ON they are not.

 

Does anyone know where I can find concrete answers about Airbnb fees and how they are collected?

Hi Chris, and welcome to the forum. 

 

You've "heard"? I'm not sure how it works in Canada, but I've been receiving messages from Airbnb talking about this for months. 

 

Yes, Airbnb is changing its commission structure to be like all other platforms.

 

Currently, they charge the host 3%, and charge the guest somewhere between 14.5% and 16.5% depending on the region. I don't know what it is in Canada, but it's 15% here in Spain. 

 

So, for example, in my case, Airbnb is collecting a total of 18% in commission on every booking (3% from host +15% from guest). 

 

Now they will be charging the host 15.5% and the guest nothing. This is the way all other platforms work (although most other platforms charge 16% or more). 

 

So, you will need to raise your prices 18% (or 3% +whatever percent they currently charge the guest in Canada). 

 

If you do that, the guest will see no difference in price, Airbnb gets a bit less commission, and you actually make a bit more. 

 

There's a lot of confusion about this, some say it's a rip off, but in reality, it's actually a good thing. Just do the maths. 

 

Oh, beware: apparently Airbnb is also charging 15.5% commission on cleaning fees too. I question this, but if you have cleaning fees, they'll deduct 15.5%.

Hi Elaine701, do you have any idea why Airbnb is also charging 15.5% commission on cleaning fees? 

Should i also increase the cleaning fee now? I have a contract with a cleaning company in norway, but i live in Germany. So for me the new host-fees are little bit confusing.

Just checked your listings (2) and they both still show the typical split fee. Airbnb is moving all listings that use a PMS/Channel Manager, or that voluntarily are using the single fee to a 15.5% single fee (all service fees paid by the Host).

 

Currently, those NOT using a PMS are still on split fee. I do expect Airbnb will be moving ALL hosts to the single fee (Host only) model though.

Thank you.  I guess it's just not in my area yet.  Do you know of any resource where you can see the timing.  I'll check my junk but to date I haven't seen them.

For now, Hosts that have the split fee and are not using a channel manager,(orr voluntarily chose the Host only fee) will remain on split fee.

 

No idea when Airbnb will change that, but I expect they will to align everyone with the single fee model.

You can not have split-fee on one listing and host-only fee on the other.

Te fee setting is applied to your account and affects all listings.

 

BTW your listings show you are on split-fee.

Thank you for checking for me.  I guess it's just not in affect yet.  I'll search for the dates they apply them. 

@Chris24990 . I dont use a PMS and I'm still on split fees. Yesterday I got a new booking request which still shows old split fee charges as pointed out by @Emiel1 . No update yet on when or if this might change.

 

I did split fees so the Airbnb charges could be clearly shown separate from mine. Obviously that has now changed and the word Airbnb has been dropped from service fees so I am rethinking this in light of it being cheaper for my guests to go all up.

 

So its probably a good idea to keep logging onto CC as thats where I get the most up to date information when other sharp eyed hosts report it!.

 

In fairness Airbnb did send info about this but clearly it could have been better explained to save all this confusion, imo. 🙂

The updated service fee is now in effect
We adjusted your service fee from 15% to 15.5% today, to be in line with Airbnb’s global average service fees.
 
What to know
  • This doesn’t change the price you’ve set. You’re always in control of your pricing.
  • The service fee will still be deducted from your price to calculate your payout.
  • Service fees help Airbnb support hosts and cover the cost of things like payment processing, marketing, and customer service.

@Elaine701 . Hi Elaine, thanks. So far its making a 1c net reduction to me; not sure why (as under split you would think this was being passed onto guest only).

 

I have regular weekend bookings at exactly the same price for many months so I can see when that price increase took effect but there is also some rounding going on. Perhaps Airbnb needs my money more than I do 😉

Airbnb fees can vary by region and listing type.

.>Split-fee model: Guest pays a service fee, host pays ~3%.

.>Host-only model: Fee (~14–16%) is taken directly from host payout; guests don’t see it.

Your QC listing may still use split-fee, while your ON listing could be on host-only, which is why it looks
different.

You can check your payout statements or Airbnb’s Help Center for details.

I'm afraid the information you have given to @Chris24990 is not up to date so to avoid any further confusion regarding the split fee versus the host only fee, as of December 1st 2025 it is:

 

==>3% for hosts and between 14% and 16% for guests on the Split fee model (except for Italy and Brazil where the fee is higher) + VAT if applicable

 

==>15.5% for the single fee model (again higher for Brazil)

 

Most hosts currently on the single-fee structure will soon start paying a new single rate of 15.5%, while hosts with listings in Brazil will continue to pay a 16% fee. These changes will take effect as follows:

 

  • October 27, 2025: Most hosts currently on the single-fee structure who are connected to property management software.
  • December 1, 2025: Most hosts currently on the single-fee structure who are not connected to property management software.

The fee change does not apply to hotel listings that are under contract with Airbnb Travel LLC.

Thank you for the clarification regarding Airbnb fees. You are correct — as of December 1, 2025, the fee structure is updated:

>Split-fee model: 3% for hosts and 14–16% for guests (except Italy and Brazil, which are higher) + VAT if applicable.

>Single-fee model: 15.5% for most hosts (16% for Brazil).

Implementation dates:

>October 27, 2025: Hosts on the single-fee model connected to property management software.

>December 1, 2025: Hosts on the single-fee model not connected to PMS.
>Hotel listings under contract with Airbnb Travel LLC are unaffected.
