Algorithms for pricing

I'm purchasing a condo that has reservations through March 2022. I have decided to keep them. As soon as the closing goes through, all their guests will have to rebook through me. It's going to be a bit crazy and I'm concerned about getting back to them within 24 hours.

 

My question is the pricing algorithm. On the list they gave me of all upcoming dates, the daily rates for each reservation is different. Does AirBnB set the prices? I don't know how I'm going to rebook these people when the daily fees differ each time. I need to honor their prices but don't want to lose money because I don't know what I am doing. I'll have 16 different bookings to figure out. Thanks in advance. Joanne686

Airbnb’s “Smart Pricing” Tool is not very smart, at least not from a host’s standpoint. That’s probably why your prices are all different.

 

 I guess you will have to write down all the information, then contact the guests individually and explain the situation.

 

When all the reservations are canceled the guests will have to rebook. You should turn off Smart Pricing and manually put the appropriate prices on the dates that they will be reserving.

 

To make this even more complicated other people might try to grab those dates, so make sure Instant Book is OFF and check names before approval.

 

 You can also expect some guests to ignore you and when they wake up weeks or months later they will be crying tears as big as horse turds because you ruined their vacation.

 

 You can block their dates and wait or you can just ignore them.

 

 The one thing you don’t have to worry about is the 24-hour answer window. You can set up an automatic response that promises a full response as soon as you possibly can get to it.

You only need to deal with the total price (rent + cleaning fee) of the "old" reservation and sent it to guest via "special offer" for the right dates.
