Any one knows how to get refundable security deposit in front from new guest’s Researvation over 30 nights ?

Hi all hosts : 

I went on asking airbnb about how to request refundable security deposit before Researvation?
But it doesn’t really help me clearly!
can any one guide me to do this?
I have seen more and more new guest from airbnb without reviews or bad reviews! 
if we can make sure to have refundable security deposit collected from airbnb here on! We would be in much better position when guest turn bad in 26 nights to cancel it without let them stay free from airbnb ‘s new policy ! We understand some people just wait until passed 28 nights to use California tenants low to tread host for it!

I don't do more than 28 day lets. It's quite dangerous if it's on an STR platform. Especially Airbnb. 

 

I know it's not allowed, but we generally just tell them that we require a security deposit of x-amount. They either agree or don't. If they don't agree, then we decline their booking. 

 

But to clarify, the primary reason we ask for a security deposit is to scare them off. This would be when we discover that it's eight 18-20 yr olds, presumably coming to party (and avoiding answering basic questions, etc). Particularly newbies with no history and/or limited profile. And especially locals.

 

But if you're going to do 30+ day rentals, then you'd probably be better off having your own website and carefully sending such enquiries to it - you can have contracts and security deposits that way.

Unless you go through a Channel Manager, Airbnb has done away with security deposits unfortunately since they introduced Air Cover.  However, it seems that Air Cover doesn't cover all damages and should not be considered as insurance per se.  Here is the official line on asking for security deposits:
