Please guide me how i need to improve my bookings
I looked at your 5 listings
They need to be updated.
For example:
- Add a proper description
- The amount of bedrooms or beds does not match with the photos
- What about this "theatre" ? Where can you sleep ?
Seems to me more to be listed as an Airbnb experience.
- Pricing: you charge same price for 1 or 10 guests.
There is more to say, but these are IMO most important
After update feel free to ask here again for advise, but it is recommended to mention 1 specific listing at the time.😊

I would suggest that the decor and interior could be more careful planned and updated. You should aim to create a space that is attractive and welcoming and maybe think about matching colour schemes, and soft furnishings such as rugs, curtains, bedding.

Invest in professional photographs. Make sure your description highlight key needs of guests such as steady power, fast internet, security, parking, water supply, and proximity to key locations.
2. From the start, price competitively. Let your price be slightly lower than other similar listings. Also offer weekly and monthly discounts. These moves will help build momentum, reviews, and ranking for your apartment. It is highly recommended that you encourage repeat guests by offering small discount for their next stay - this will ensure you have more returning guests that will keep booking conduit flowing.
3. Deliver exceptional guest experience by providing fast response rate, clean apartment and appliances, smart self check-in, and other small extras like bottled water in the fridge which will result in happy guests who will give you 5-star reviews which will in turn increase the visibility of your apartment and the trust of customers generally.
4. Actively ask for 5-star reviews, having provided exceptional guest experience because 5-star reviews will increase the ranking of your apartment during search on Airbnb.
5. Optimize your calendar settings by turning on instant booking and also avoid unnecessary restrictions. I have come to realize that Airbnb favours hosts that are flexible.
