C3 Use Class Change To C1 For Airbnb / Short Let

Hi There,

I am new to AirBnb and am considering hosting my apartment on the platform.

After doing a bit of reading I've realised that in London you are limited to hosting for 90 days per calendar year unless you apply for planning permission to change the use class of your property from C3 to C1. 

For some properties you are not required to get planning permission as this change of use class is under permitted development. I own a flat so I don't have that option. 

My questions are:

Has anybody who owns a flat gone ahead with this use class change and how difficult was it / how much did it cost?

Did it affect the overall value of your property negatively/positively and should you wish to change it back/ live in it again is it easy to change back to a C3 use class?

Also if any of you are in the Hammersmith and Fulham borough that would be great to know!

I didn't know of anyone in London that has been able to be successful in obtaining planning permission to let beyond  90 days for 90 days  @Will4083 

most do medium lets in between .
