CIN

I am struggling with the obtaining of a CIN.  The Ministero del Turismo is not really helping, it keeps asking me to send screen grabs to their IT department.  The Italian Consulate in Cape Town has yet to reply to my various emails.  The Air BnB supplied link is not working for me as I am not an Italian Citizen.  Can Air BnB please guide me to getting this done and submitted, as I cannot have our listing frozen or taken down.

I have been trying to do this periodically for over a month.

Please help?

Ciao @John8645 , as the owner of your accommodation in Italy you have to register at the Municipalità first and on ROSS1000 to get your CIR and only with CIR you can apply for the CIN.
If you are not able to register at the municipality because you need SPID and you don’t have an Italian ID and you are not an Italian resident, then you should look for someone who can do this for you like a property manager in Italy.

When you are in possession of the CIR you can apply for the CIN on the BDSR website. There is the possibility to register for non Italian residents and get your entry credentials without SPID.

Fill out this form and wait for the email reply with your access codes. Then enter with your credentials on the BDSR.
But also entering the BDSR website you can’t proceed without CIR.

Thank you for your email.  I am quite concerned about this though, as Air BnB have been deducting tax monies for the past year and have not paid anything over to the Authorities.  Surely they have a code to link the Tax monies that they should have paid over on 31st October (in accordance with their legal requirements).  This means they are in default and have put us into trouble at the same time.

I called Air BnB and the consultant said that Air BnB have not withheld ANY tax liability monies (contrary to what it states in my account), as they have remitted everything to our bank account, so we can pay the Italtian Tax Authorities.  We gave permission for Air BnB to pay on our behalf and now Air BnB are saying they have not followed the instruction we have given.

It seems there is an awful lot of confusion from within Air BnB on this matter, which, as it relates to our monies and taxes, is very worrying that few people at Air BnB know what is going on.  When I contacted Air BnB last week, I was told that obtaining a CIN was simple, just follow the link.  When asked about the SPID, they said ignore this section... that one cannot do.

The flow of accurate and useful information is far from satisfactory and if Air BnB want to keep their customers, I would suggest they are a little more accommodating.  According to the Ministero del Turismo, Booking.com are far better at assisting their clients.  Makes one think.

@John8645  maybe this can be useful to understand your obligations for short term rentals and the related taxes in Italy :

@Angela1056 Thank you, had this already, but it doesn't give justifiable reasons for the multiple inconsistent answers I am getting from people within Air BnB, some of which are quite alarming.

It would be nice to get real support from Air BnB, as opposed to being snubbed and passed-off onto someone else all the time.  This has been a definite tactic from Air BnB for the past 4-5 years.  "Get rid of the issues as soon as possible, by shunting the members from pillar to post, until they give up asking".

We don't ask for much and also very rarely, but when we do, it is more of a pain than an assistance, so we do give up and find alternatives.  Guess that how all multi billion conglomerates ensure they are not held accountable.
