Class B Exemption

Class B Exemption

Dear Community,
I am looking for help with listing my Multiple Dwelling that has Class B status in NYC. Has anyone here been successful? Should I register with OSE and see if I can get the exemption that way? Please help!

Hi @Lourdes592 , thanks for asking the question!

I am reaching out to a few experienced hosts , if they have an idea about the registration process. Hi  @Jonathan2534 @Ann-Marie79 @Samantha1447 @Tierney0 @Val-andYuko0 , can you help host @Lourdes592? Thank you all 🌻

I would also suggest checking out the 👉Local Host Clubs👈 if the local hosts have more information. Keep us posted if you find anything!

Warm regards,

Please follow the Community Guidelines

NYC regulations can be complex, especially with Class B multiple dwellings.

Generally, registration with OSE is required, but approval depends on occupancy rules, host presence, and compliance with current short-term rental restrictions. Many Class B properties face strict limitations unless they meet specific criteria.

Before applying, I would recommend:

• Confirming whether the building qualifies under current short-term rental rules
• Reviewing host presence requirements
• Checking fire safety and dwelling compliance documentation
• Consulting updated OSE guidance directly

If you'd like, feel free to share a bit more detail about the setup — happy to point you in the right direction.

Hi @Esther-Chukwu0,

Its a newly renovated property that I purchased in May 2025. It has 3 units. What direction should I go in?

Have you spoken to the STR team at your New York local government ?

They are best placed to advise you if the regulations  aren't clear.
