Hi , I'm new to air bnb and have been informed by the local council that I need a full planning application to start running the business. It is change of use only no changes to house or garden , has everyone else had to go through thos process ? Many thanks

@Simone2353 Have a read of this. Most of google just harps back to Tory planned legislation that never happened. The link below seems more modern but no less confusing

@Simone2353 What country/council area are you in? Also what are you trying to do? Is it a whole house or a room or a shed in the garden?
It's a one bedroom barn , I am in Newark and Sherwood council.i bought it to live in it initially but now have decided to look at holiday rental . Thankyou simone
@Simone2353 Very strange then. There has been talk for years of needing planning permission to do short term rental but I don't believe it has come in anywhere other than London and parts (all?) of Scotland.
I assume the barn has planning permission for use as a house? I wonder if the person you asked didn't realise that it has (assuming it has)

Thankyou for the information , it really is quite confusing at times as other air bnb hosts in the same Council area have never applied for planning !
@Simone2353 I agree - I wonder what would happen if you just opened up an Airbnb and ignored the council.
You do need planning permission @Simone2353 @Mike-And-Jane0 If the barn was granted planning permission for residential use and you want to change it to commercial use.
