Hi all, I host a property in Tuscany (but I’m Not native Italian) and the advice I get is that I can find this number through your local land registration office. Does anyone know the exact name of the office I need to approach please? Thank you in advance

@Alessandra1066 ciao, as usual Airbnb does not take into account the Italian reality. There is no “Land Registration Number” but there are the identification data of the property, issued in the records (visura catastale) by the Revenue Agency (Agenzia delle Entrate) directly on their website. You can also find them in the deed of purchase of your property or you can get it for a fee from other online sites like „Evisura“.
The survey data shows the name of the municipality and the municipality code (Codice Comune) where the property is located, the urban area (if any), Sheet (Foglio), Particle (Particella), Sub , Zone, Micro(zone), Category (Categoria) and Class (Classe) and you have to enter all these data in your listing.
For example in our property it is:
Codice Comune, Foglio, Particella, Sub, Zona, Categoria, Classe
A429, 3, 146, 1, 1, A/3, 3
Enter your data in this sequence.

I have another question I hope you can give some guidance on please? When I first started my Airbnb, talked to an accountant to register for VAT. However, she explained to me that because I was not earning over 10,000€ (and I am still not )in a year, I did not qualify to pay Vat. However, now I see that Airbnb is asking us to pay 22% VAT regardless of the annual revenue. I am confused and I always feel I get mixed information. Do you have any experience on this? Thanks again 🙏🏻

Ciao @Alessandra1066 , normally, if you are a private host (without P. IVA/VAT) and you do short tourist rentals (less than 30 days per guest) you are not subject to the payment of VAT.
Regarding Airbnb's recent request, are you referring to the email that arrived on January 1st of this year to all Italian Hosts?
This communication from Airbnb is not about VAT but the withholding of taxes at source. Even if you are a private host you must provide your tax details as a taxpayer on your listing and Airbnb will treat 21% from your booking payouts as a deposit of the tax and will send it to the Revenue Agency.
In March of next year you will receive the certification (CU) for the annual amount withheld which you can deduct from the taxes you have to pay.
