To answer your question, as far as I know, the guest has already paid Airbnb, and the payment is safely held by them. Usually, once the guest checks in, Airbnb will release the payment to you. There’s no need to discuss this with the guest.
Sometimes, the first payment takes longer to arrive. it may even come after check-out. But after that, payments are usually sent the day after check-in. So far, Airbnb has never missed any of my payments.
The only time you need to request a payment yourself is if there are extra charges.
About your listing, I suggest rearranging the photos because some are sideways. You might also want to add more pictures. It’s important to be as clear and honest as possible; Guests love good surprises, but not bad ones. It would also help to add details about things to do around the house.
You might also want to check if six guests really fit. Right now, it says six, but there are only four beds, and the sofa may not look big enough for two more adults. The dining table is also set for four guests. Just something to consider.
