I haven't had my first guest yet since June when I listed
@Nancy1717 The main objective on Airbnb is to get people to book with you and not another place down the road,
I think your wording is very abrupt, Too many doe's and dont's and thats before they book

I think you need to re do, make it more mellow,
All your rules dont need to be in the description there is a place for them
@Nancy1717 I think you should take your listing down and start all over.
First, read the section on How to Host.
Second, understand that AirBnB is all about hospitality and your listing displays none of that. Your entire listing BARKS orders. Remember, guests are not enlisting in the Army, the Navy or the Marines. A STR is for guests to come to relax and enjoy their stay. Not to be threatened in advance that you, your sister, and your husband are always around. Moreover, I would be scared to set foot in your place.
Third, you advertise a private bath; yet in your listing, you state bathroom will be shared with your 85 yo father. Either it’s private or it’s not.
And finally, a twin-sized cot just won’t do for an adult.
Again, until you offer HOSPITALITY to your prospective guest, no one will come.
I agree with the others that your listing needs a lot of work. I won't comment on the tone of it as others have already covered that.
Photos
- You have way too many photos and a lot of them are of the same thing, e.g. the chairs outside, the outside sink, plant pots etc. Choose the best photo or maximum couple of photos for each thing you want to show and delete the rest.
- Your lead photo is completely out of focus (as are some of the other photos).
- Decide which feature or area would best sell your listing and use that for the lead photo as that is what shows in search results.
- The first five photos will show on your listing home page before guests click on 'see all photos', so make sure you put the best ones here and show five different areas. Three of yours are very similar, one is out of focus as I mentioned and another is of a kitchen counter. These are not selling the listing to me.
- Try to take most of your photos in landscape (horizontal) format as, not only can you get more of the space in this way, but Airbnb will crop your photos to that format on the home page. Portrait format (vertical) should only be used for detail shots and maybe photographing smaller areas, but only lower down on the listing (not the first five on the homepage).
- In one of the areas with chairs outside, you have signs about security cameras and trespassing. I'm not saying don't have these signs, but maybe put them somewhere else rather than right by the area that guests are supposed to be relaxing in.
- The kitchen counters and shelves look a bit cluttered. Can any of this stuff be put away? Also, open the blinds to let in more like and retake the photos of this area.
- Even though you have loads of photos, there seems to only be one of the room that the guest will be staying in and that is only of the bed. Include more images of this space as a guest is going to be more interested in the room they will be sleeping in than plant pots. You mention a dedicated workspace. Photograph it. Likewise any storage there is in the room, e.g. wardrobe space to hang clothes etc.
- The bed looks very uninviting. I assume by your listing that you provide bedlinen. Make up the bed nicely with the stuff you will be providing and retake the photos.
- The bathroom looks a bit cluttered too. Are those things such as toothpaste, body wash etc. there for guests or what your dad uses? The whole private/shared bathroom thing is an issue, but more on that below.
- I assume the main reason to book your location is for a beach holiday? Take some pictures of the beach or other local attractions.
Listing details
- As the others have said, tried to make it more friendly and inviting, rather than just listing amenities.
- I don't understand your title. Why 'efficiency'?
- The first part of the 'About this Space' section is where you 'sell' your listing. Write a nice description.
- Under this you have the space, guest access and other things to note section where you can list more practical things like amenities, but take out the references to house rules which seem to pop up randomly everywhere and move them to your house rules section.
- The bathroom is either private (solely for guest use) or shared. Even if your dad only very rarely uses that bathroom, that means it is NOT private. As a guest I would have real privacy concerns about it opening onto his room.
- Remove 'outdoor shower and sink for washing swim suits fishing poles sandals after beach etc NO SAND IN THE EFFICIENCY.' from the Getting around section. This has nothing to do with getting around.
- Under house rules, you have check in from 11.00 to 13.00 and check out at 13.00, but elsewhere you have written both check in and checkout as 12.00. You need to be consistent with this.
- Are you planning to have same day turnovers or a day in between guests? If it's same day, your check in/out times do not work. You need a gap in-between that is long enough for cleaning and turning over the listing. Factor in cleaning of the communal spaces (both indoor and outdoor) that the guest has access to.
- You have house rules dotted about where they shouldn't be, but in the house rules section, you have a whole lot of stuff that shouldn't be there. Move "A place for rest . Beach 4 miles away. Everglades 20 min away. Miami Beach 20 min away. Hard Rock Hotel and Casino 20 min away. La Bamba Restaurant. Kisses'. Greek Restaurant. Lauderdale by the sea entertainment ice cream parlors Aruba Restaurant." to the Where you'll be section.
Remove "Airport pick up and drop off 40.00 one way. Beach drop off $10.00" as you already have that in Getting Around, which is where it should be.
Move "Hosted by Ms Nancy resident from Broward county since 1971. Known in the community for her teaching services in Christian Schools. Also Health Care. My parents live on the premises on the other side of the studio apt."
Take out "You will see me often." That's off putting. There are better ways to phrase this, plus having it in the house rules makes it sound like a threat! There is a 'guest interaction' section that you can fill in which is the appropriate place to explain how often and how you will interact with guests.
- Take out all references to texting you and your phone number. It is against Airbnb policy to exchange contact details prior to a booking. You are supposed to keep the correspondence on the Airbnb messaging thread instead. Airbnb can easily delist you if they spot your number all over the place.
- Under the guests must acknowledge part in the Heath & Safety section, you have "Some spaces are shared — my dad 85 may use bathroom at times not all the time. bathroom connects to their suite. however doors are kept locked and if needed to use we will notify guest immediately. this is not all the time." Make sure you also put this much higher up, e.g.in the mains description itself, perhaps under 'other things to note', as many guests will not read it otherwise, but, as I said, this whole setup is problematic.
Sorry for the long list, but you'll really need to do some work if you want to attract guests. Take a look at similar Airbnb listings in your areas (especially any that have full calendars and lots of good reviews) and take inspiration from how they are presented.
