I would strongly advise against using Guesty, particularly their lite version, based on my recent experience. Here are the key issues I encountered:
- Persistent bugs led to guest dissatisfaction and a noticeable drop in bookings.
- Using Guesty may result in losing priority placement on Airbnb, as it restricts access to Airbnb's pricing optimization and special promotions.
- The pricing tool was ineffective, leading to a month without any bookings when I relied on their suggested pricing.
- I spent countless hours with their support team, who were responsive but ultimately ineffective and often struggled to track ongoing issues.
- The website provided by Guesty was not customizable, offered no SEO optimization, and overall, did not support any business growth.
- The messaging system was so delayed compared to direct communication through booking platforms that it compromised my response rate.
Overall, for a flourishing Airbnb operation, I recommend steering clear of Guesty. The service is costly, and transitioning back to Airbnb or other platforms afterward can be time-consuming and cumbersome.
