Greetings, I am a new host. I started in February of this year. I have been having issues with the guest concerning parking and trash. I have received emials from HOA about guests parking and I place instructions for parking in description, before checkin, its in the guest book on table and I got it posted on the inside on the door. Due to issues in Columbia. SC with an airbnb shooting, everybody has starting speaking out against airbnbs. The HOA has board members that are living in the condo community and I dont know what else to do with these guest not following the rules. I think the complaints are sometimes falsified but what do I do.

@Danyelle14 I don't think there is a good solution for guests causing issues where an HOA is involved. My only thought, which is not great, is to employ a neighbour as a co-host with a view to them dealing with any trash and parking issues.

Do you have CCTV - if so does that help you identify if guests are parking correctly ? @Danyelle14
If guests aren't disposing of rubbish correctly you could pay your cleaners an additional sum to deal with it.
finally checking in guests in person will ensure you can explain parking and trash rules in person to them
