Hi, how are you? My name is Jesรบs, Iโ€™m 21 years old, and I have an Airbnb in the city of Huancayo, Peru. I hope to welcome guests from all over the world very soon.
My question is the following. I constantly receive guests who want to make reservations for 19, 20 days, or even longer.
What percentage should I lower the price by, or how should I handle these types of situations? For example, my normal rate is $40 per night. Yes, I know, my city is very cheap, haha.
But in the case of a 19- or 20-day reservation, how much should I lower the price? We should remember that Airbnb also takes a fee, in addition to the payments and expenses that I have to cover.

40 dollars a night for a two bedroom place is crazy cheap  @Jesus1233 .

 

what are your competitors charging for similar places .

 

you've only had a few guests stay so too early for you to say what your booking pattern is.

 

personally I would put your prices up and then offer a small weekly discount /montly discount once you've done your market research on competitor prices . I offer 10% but charge more for a room in my home then you do a two bed place !!!!
