Hosting Experience Feedback

I am under contract on a property in the downtown Chandler area. I am curious owners/hosts experience with the area. What are occupancy rates, what issues you may have faced, etc. this is a second home we would host for likely 9 months out of the year. Trying to get some sort of idea of potential income with it. Thank you for anyone willing to share.
