My brother and I formed an LLC to buy our place.  It's an extra expense, but I do recommend it. If you have any LLC, you have to get and EIN.

Hello friend,

I have an LLC for my business and so does my husband.  LLC protects your personally.  We were originally a sole proprietorship.  I recommend anyone in business become an LLC.  There are tax breaks too, but your accountant or tax preparer can better advise you.  Best move we made for our businesses.
