I want to shift more toward mid-term rentals and just STR for fillers. Do you have any suggestions on how to advertise for that target market? Also, during the transition, how far out should I allow STR to book 3 months, 6 months? Anyone with experience in shifting?

Airbnb is not very well structured for MTRs. Not enough protections for Hosts (no rental agreement, no background checks). Most of my Host clients wanting to shift to MTRs use other platforms that are specifically for the MTR market and only use Airbnb for STRs. The key is ensuring your calendars are synced properly to maximize both STRs & MTRs.
Shortening your booking window will help you keep more availability on other platforms, so that was a good idea.

Hi @Jennifer5064,
Have you hosted any mid or long term stays before?
I wonder if you could share with us any changes you've made already in order to attract those kind of guests more, and from that our other hosts might be able to suggest a few more ideas 🙂
Thanks,
Emilie

@Emilie We made changes to advertising and shortened our window of availability because that was becoming an issue with people booking far out, and we couldn't accommodate those wanting longer stay times. We had already set up our cabins to feel more like home, even for our short-term guests. I have had a few mid-term rentals during covid, and then this year I had 12 of our cabins with mid-term guests who were working in the area. It went well, they were happy, and we were extremely happy. We still do weekly cleaning for the mid-term rentals unless they request us not to.
