Is it possible to combine pricing per guest with a max price per night?

Hello, I hope someone may be able to advise please: 

My property can sleep 8 people in 4 rooms. 

In order to make it accessible to smaller groups, I have set a pricing rule so that we show a 'basic' price for 2, and then charge extra per guest after the first 2. 

However, I would like to cap the price increases at 5 guests (i.e. price goes up for 3, 4, 5 guests, but then remains at the same rate for 6, 7, 8 guests). 

Does anyone have experience of setting up such a rule?

On Airbnb, the platform does not natively allow you to set a "cap" on the extra guest fee so that it applies only up to a certain number of guests (e.g., for 3 to 5 guests) while keeping the pricing consistent for the maximum number of guests beyond that. However, there are a few workarounds you can use to achieve a similar result:


Option 1: Use Airbnb’s Built-In Tools Strategically
1. Base Price for 2 Guests: Set your base price for 2 guests.
2. Extra Guest Fee: Set the extra guest fee for each additional guest.
3. Set Maximum Occupancy: Airbnb allows you to set a maximum number of guests (in your case, 8).


To "simulate" the cap at 5 guests, you could increase your nightly base price slightly and reduce your extra guest fee so that it doesn't scale too high for larger groups.


Unfortunately, this won't fully stop the extra guest fee from being added for all guests after 5 unless you keep the fee very low after a certain number.

Option 2: Explicitly State in the Listing


If no technical solution works perfectly, you can:
1. Set your pricing for 5 guests as the maximum variable rate.
2. Mention in your listing description that the rate is fixed for groups of 6 to 8.
3. Ask guests to contact you for larger group bookings, and adjust the price manually during the booking process.
