I would like to ask for your advice in running an AirBnb in a house you don't own.
I am located near Ferrara, in Emilia-Romagna, but I welcome opinions and advice from hosts from all around Italy.
A close family friend of ours has a beautiful 3.7 acre land with a big farmhouse that is ready to be rented out. She used to run a B&B some years ago and stopped due to her age. She is an older lady and doesn't want to do business anymore, but she allowed us to run an AirBnb in her house, as long as everything is set up on our name.
This is where I would like to ask for your advice:
If you have done this, where you started running an AirBnb as a host in a house you do not own, how did you organize it legally with the owner?
Did you use a certain kind of rental contract, like subletting, borrowing or rent-to-buy?
Did you do is as a natural person or as a business, like a property manager?
What is the best way to organize this, so that we are doing everything correctly legally and so that the legal business responsibilities lay on us, rather than the older lady who is the owner of the house?
(I am not Italian so I am not familiar with types of rental contracts in Emilia-Romagna)
I would appreciate your advice and any tips you have to make it work for all parties involved, as well as stories of your own experience with such subletting contracts.
