Length of stay pricing

Hello, I'm a new host in Lucca, Italy, and I’d like to offer my apartment for stays shorter than my current minimum of 3 nights. However, based on my nightly rate and expenses, it doesn’t make sense to allow stays of fewer than 3 nights without an increased rate.

 

Is there a way to automatically adjust my nightly rate for shorter stays? For example, if my rate for a 3-night minimum is €100 per night, I’d like it to adjust to €125 per night for a 2-night stay.

 

Maybe I should just increase my nightly rate and reduce my minimum stay requirement. However, I want to ensure I’m still attracting bookings. Over the past two months, I’ve had 5 completed bookings, most of which were for 10+ days—likely due to my current pricing encouraging longer stays.

 

With the slower season approaching, I realize longer stays may become less frequent, so reducing my minimum stay could be helpful.

You can turn on professional tools (in account, settings) to make rule sets and apply them to specific dates.

If you go to calendar, pricing, discounts and then click "set up discounts" you can price for the length of stay.

 

The simplest solution is to just add a cleaning fee. This is a per-booking fee that makes shorter stays (and more frequent cleaning days) relatively more expensive.
