I am wondering if I am the only one having a bit of a nightmare with Airbnb pricing ever since they released their new pricing tool which I find quite unfriendly and unfit for purpose.
I used to find Airbnb pricing very straight forward especially with the ability to apply custom prices per week but now I find the whole thing very confusing.
For a start, when I select a date to check the price, I have to remember to unselect it before selecting another date two months later. otherwise, I end up changing the price for both dates. I have done this countless times and ended up quoting the wrong price on many occasions.
My latest issue is the way Airbnb have set their rule set with regards to pricing.
I want to be able to set a 6-day stay discount of 15% if guests check-in on a Monday, or a Tuesday and stay for 6 days. They should be getting a 15% off their entire stay.
If they check-in on a Thursday however it doesn't apply because I get charged a lot more money for a Wednesday change-over clean (6 days later).
I therefore assumed that someone booking a stay on Monday 26th May for 6 nights for instance would be getting a 15% discount on their entire stay.
I have just found out it is not the case. They are only getting 15% off on the first 3 nights. On the Thursday, Friday and Saturday they are not getting any discount because Airbnb pricing tool does not have the ability to do that. I would have to offer a 15% discount every day regarding on the check-in day for their pricing tool to apply a 15% off on the whole stay. It is obvious to me that whoever developed the tool did not have any experience in the holiday let business. I have now to make a business decision of either restricting the check-in days altogether so no more Thursday arrivals even if the guests would pay more for that, or , keeping all check-in days open but with a very high price tag which will most likely cost me some bookings.
I would be interested in hearing what other hosts have experienced. Am I the only one struggling with this pricing tool?
