Long-term reservations (1–2 months) – cleaning and linen policy

Hi everyone,
What is the best practice when hosting guests for long-term stays (1–2 months)?
Do you include periodic cleaning and bed linen changes in the price, or do you charge extra for these services?
If yes, how often do you provide cleaning/linen change, and how do you structure the pricing?

Great question—long-term stays do need a slightly different approach compared to short stays.

 

From what I’ve seen, the best practice is to separate “stay cost” from “ongoing services”, so expectations are clear.

Cleaning & Linen – What works well

 

Most hosts either:

Include light periodic cleaning or

Offer it as an optional paid service

 

A balanced approach many follow:

Include one cleaning + linen change every 2–3 weeks

 

Offer additional cleanings as paid add-ons

How to structure it

 

Option 1 (Simple & guest-friendly):

Include basic cleaning in the price

→ Works well for better reviews and fewer complaints

 

Option 2 (More control):

Keep base price lower

→ Charge separately for:

Weekly/bi-weekly cleaning

Linen changes

 

What matters most

Be very clear upfront:

“For long stays, cleaning is provided every X days / or available on request at an extra cost.”

 

Set expectations early—long-term guests often expect a more “rental-style” setup rather than hotel-level service.

 

Practical tip
