Temperance, I think advertising near the racetrack could be a great idea, especially since you already have permission from management. You are putting your listing directly in front of people who may have a reason to need accommodation in that area.
My suggestion would be to keep the flyer very simple. Someone walking past it should be able to understand within a few seconds what you are offering, how close the property is to the racetrack, and how to find your Airbnb listing.
I would make the proximity to the racetrack one of the strongest points — for example, the actual driving time or distance, if it is convenient. I would also include a clear QR code or another easy way for people to reach the listing rather than expecting them to search for it later.
One thing I would be careful about is making sure the flyer does not accidentally suggest that your Airbnb is officially affiliated with or endorsed by the racetrack unless that is actually the case.
And definitely test the QR code from another phone before printing a large quantity. 😊
