Hi there. I’m looking for advice on what to do about insurance.
We live in NSW Australia. Our detached granny flat is on Airbnb and we live in and own the main house. I’m wondering if someone else in this scenario would be able to tell me what they do for insurance? We informed our insurance company that we were airbnbing the granny flat and that we were getting separate short term insurance coverage and they said it would be fine and then cancelled our coverage anyways. Now we’re trying to figure out who will insure us and what the best options are?
Any help would be much appreciated

I am located in the South Coast region, and I use a Defence Service Home Insurance for Service personnel.
But I have just checked with NRMA NSW that cover for STRA on a nightly basis and did a trial test for our Airbnb property at Huskisson for STRA accommodation insurance. The test for our guests staying for 3 nights over the June long weekend and the fee was for 3 nights insurance cover was quoted as $18. 81.
This is the way we would go if we didn't have our Defence Cover which covers for our property. The reason being you only pay insurance for the number of nights that guests stay. You just register when you get a booking and you would be able to claim this back from your tax in Australia.
I tried GPT Chat and they gave these other insurances you could try. As each STRA is different for each listing and locations.
I hope the information is helpful and it is worth trying the list below. but first you have to get your property insured first. Often an Insurance Broker is the way to go in NSW and there should be one to contact in Gosford as your listing is in Long Jetty.
We have family living in that area, so we know it quite well.

Hi Christine, There are a couple of Insurance Brokers who will help with this. We also have a granny flat attached to our house. We have always been with NRMA but will have to change next month.
Macey Insurance Brokers in Kiama gave us a choice of three companies to go with. You might want a quote from them.
Are you on our South Coast AU host club site on Airbnb One Platform? This is also a great resource for information from local hosts.

Great post and yes this is a question many hosts ask and it can be hard to find someone who can cover you.
I use a broker called Neapean and they insure our 100yr old original granny flat that is next to our home in Sydney.

Thank you so much to everyone for all these suggestions. We found that GIO would cover us for home insurance knowing that we do short term stays with Airbnb and it was still pretty reasonable. Then we do Share Cover for specific coverage for the GF when we actually have guests stay.
