NYC Short Term Rental Rules

Hi everyone,

I have a space up on the Upper West Side that I rented out full time to a New York Musician. She uses it for3 to 4 months per year. I want to see if there is a way we could rent out the space for the time she is not using.  We have not been getting much traction on 30+ days, so we are trying to figure out ways to support a short-term rental application here.

If you qualify for NYC short-term rental registration, I think it’s worth looking into that option. Otherwise, I’d continue offering the space with a 30-night minimum and simply block off the 3–4 months each year when your tenant is using it. I’ve found that longer stays can work well in NYC, although demand can definitely vary depending on the dates and pricing.
