This is absolutely a horrible decision on AirBnN’s part. It completely penalizes the host. We have been hosting for over 10 years and a Superhost for the entire time. I will be thinking hard about staying on with AirBnB bead on this policy change. It adversely affects the host too much. Especially on the Income tax and Rooms& Meal Tax
So where can I get the answer to my question?
Hi @Jane3076
Below is an indication of more or less what your screenshot will look like after the change to the single fee structure. Please note that I've had to make some assumptions to do it, so it won't be 100% the same. It's just to give you an illustration of what to expect.
I've assumed the tax you refer to is the 7.5% guest tax in the state of Victoria, and I've taken the calculation method from your screenshot.
I totally agree with you since the changes my booking rate and amount I earn reduced! Some people write copy paste response Tin relation to this to everyone raising the concern about the new pricing system...anyways, the main problem is that they included the cleaning fee also within their 15.5% cut and they kept the cleaning fee bands the same. So the longer they book, the less is your take home! As simple as that! They say increase the cleaning fee as well. Who would book your place when they see a massive cleaning fee! OK, you increased the cleaning fee too, there aren't enough bands so if you adjust according to 30 days stay then you lose shorter term staying guests...it is damaging hosts earning, in the lond term it will damage Airbnb too...as I am also thinking to quit, cos I have only one room, if my earning will be 36 pounds per night plus a lot of empty nights, then I prefer getting a permanent lodger
The main problem is that they included the cleaning fee also within their 15.5%
The cleaning fee has been subject to the service fee since the launch of Airbnb as on all other bookingplatforms @Meral238
Otherwise all hosts will charge zero per night and cleaning only.
Don't add any cleaning fee and remove less than 3 nights bookings from your listing! I have asked this to Airbnb customer service, because when you add cleaning fee and allow both short and log stay bookings then if they book a long stay your take out gradually reducing. You can calculate it for yourself you will see. They told me If you would like to receive 40 pound pee night then your night rate needs to be 48 pounds (%18.35). If you remove cleaning fees then you will receive 40 pounds for every night after their fee, but if you add cleaning fee, with long stays your nightly take out after their commission dropping to 30 pounds lol...cleaning fee we were adding because of the short stays as nobody would like to host people for 1 or 2 nights from 40 pounds 😆 so once you change your listing to minimum 3 nights then you are fine...anyways with this system Airbnd damaging thief own system because no one will take short stay people any more. It doesn't worth to get guest, do all preparations for 40 pounds for one night... Airbnb customer service told me you are right, there is this problem, I will pass your concerns...I told them you are taking the opportunity from me to host short stay people also damaging your own business too...because there will be a lot of people like who wint be willing to host people with small money for one or 2 night if I need to remove the cleaning fee to get my desired nightly rate...he said he will pass this one to the relevant department. I was like if we can't use the cleaning fee, why do you have it there? It is reducing my net earning, if I add cleaning fee...he couldn't answer my questions, he just told me remove the cleaning fee, the only solution is this and if you don't want to get short stay people with that same rate then limit it with minimum 3 nights..
We agree that being forced to the one fee structure is a bad decision that will affect us and our guests. Where our property is located guests pay a 12% Occupancy Tax on room accommodation, cleaning fees, additional guest fee. They do not pay tax on Airbnb fees. Unfortunately with the one fee structure, the 12% tax is applied to the sub-total that includes the 15.5% fee. Guests are essentially paying more tax than they should be and therefore unnecessarily inflating the total cost of their stay. When they compare to other platforms we believe the difference in the total cost will deter them from using Airbnb. There is also the immoral aspect of taxing guests Airbnb fees in locations where they should not. We have lost that control.
Moving forward, instead of inputting our standard rates we will now need to calculate rates to include 15.5% fee. More work.
We have communicated our concerns to Airbnb, however, it appears that the policy is in place to stay. We don't fully understand why we weren't given the option to stay with split fee structure. It was working well. Time will tell if the policy change negatively affects Airbnb and ultimately the hosts.
