Here are my suggestions:
1. Remove the pic of the woman on the bed, just seems weird 😙
2. You have pricing for additonal fee for additional guests, that can be a turn off and confusing for guests and it will likely be gamed if the guest is paying attention to the listing, put down less guests then they plan on to get the lesser price.
3. You have a 3 star review from March, this could maybe be brining you down in search. Did you reach out to the guest to find out why only 3 stars?
4. Be sure to always respond to all reviews whether good or bad.
5. Your listing states "enjoy" coffee on private balcony. Do you have a pic of that private balcony? It would be nice to add.
6. Do you have more pics of the surrounding area as well as local attractions?
7. Lastly is your headline.. How about mentioning in the headline "steps to local X", Pets welcome, Free wifi and parking. Use your headline for things that will stop the scroll as well as mention things that woulnd't be obvious from your pics.

The one bad review effected your Overall Review falling below the Airbnb Preference of 4.8. The biggest ding it appears was location, You can't change your location, the Guest is not negative so usually just an incorrect expectation by the Guest. Your property description maybe instead of focusing on what services come to your property describe what type of great neighborhood what is close because those are the reasons a potential Guest is usually prioritizing. Others love your location, confusion.
On Amenities check kitchen then because varies check what appliances.
Do not post your couch as a sleeping area if you aren't set up to deal with someone sleeping on your couch and just sweating.
Usual Guest count is 2 to a bedroom especially if larger beds but your max is 4 Guests. If someone has 5 or 6 you are not presented because of the max so no one sees your note, You can set up your listing as max 6 at your price but the platform allows you to adjust your pricing for guest count 5 or 6,
You can use an Airbnb Custom Discount Tool You pick a few days offer a 20% discount and Airbnb will market those days to help generate traffic

Following others comments I would like to offer my suggestion regarding your photos. You present the same things of the rooms more than once, without a reason e.g.why have 2 pictures of the same bed? Or 5 pictures of the living room from similar angles? Or 3 photos of the working space (I would prefer to see the nice wooden desk than the one with the strawberry tablecloth showing a more "kitchen" look table.I suggest you choose 2 max 3 pictures of every room and include some details e.g. some.decorarion. the guest gets lost in the details before he has a clear picture of the house..
