@Felix760 I agree that guest experience is incredibly important, especially when it comes to repeat bookings.
I’ve experienced that myself. When guests feel comfortable, welcomed and well cared for, they remember it — and some choose to come back.
But I think there are really two stages: price can influence whether a new guest clicks and books in the first place, while the experience determines whether they want to return.
That’s why I don’t think we can completely separate occupancy from price. A wonderful guest experience is extremely valuable, but the guest has to choose the listing first before we ever get the opportunity to provide it.
For me, the strongest combination is competitive pricing to get that first booking, followed by an experience that makes them want to come back.
