Potential hosting opportunities

I am considering purchasing a vacation home in the city where my son will be attending college. What I would like to know is there any way to look at and compare occupancy rates, pricing, availability/competition, in certain areas before purchasing and before listing. 

The reason I am asking is cause the city is not super big but a beach destination so I want to try and calculate the best roi.   I know it will never be exact just trying to make the best investment I can.

You can do a search on Airbnb for similar accommodations in the area to see prices, competition etc..

On AIRDNA are a lot of statistics, but not for smaller cities
