I'm only five months into this side hustle and am please to be a Superhost But I'm losing steam and it may be my pricing. My nightly price is $129 but the boys at AirBnB have it listed as $209. I understand that the higher price includes cleaning and fees, but my competition in town is not listed at their 'all in' price. Am I missing something? Can I do anything to change the price on the website?
@Tom3220 you can turn off smart pricing if you have it on. ABB will change you price based on market. Its rare that they suggest higher than you have listed-- typically its much lower.
I think your price is very fair for what you offer even at $209. Lower prices attract poor guests. We started at $50 a night just to see if people would book and had nothing but issues. Are you saying you don't think you are booking because your price is higher than market?
@Tom3220@Laura2592 I think what he's saying is that his listing is using the simmplified pricing, while his competition is not, so his listing appears to be more expensive compared to theirs, although it really isn't.
You may be able to turn off the simplified pricing, Tom, although some software connected hosts in some areas are required to use it.
