Primary Residence Policy/Regulation HELP!

Hi, Everyone.  I realize that this is likely the most simplistic of questions, but I am having a hard time getting a definitive answer.  I have properties in both Washington, DC and Maryland that I am trying to rent out via airbnb.  The licensing/zoning laws in DC are complicated enough, but I am wondering if I can do this when NONE of the properties are my primary residence.  I called airbnb earlier and a woman told me that I COULD rent them out even though they are not my primary residences and now I am confused.  Is this rule regulated by airbnb or your jurisdiction?  Any guidance/help would be greatly appreciated.

Airbnb couldn't care less whether you list a property you even own yourself, let alone whether it's your primary residence. It's local zoning laws and str regs you have to inform yourself about. @Kelvin111

It is entirely up to your local zoning laws.
