Does anyone have a property manager helping with your property? I have some questions regarding what the responsibility of the PM is and how they are paid.

Normally if you wanted a cohost to do a photoshoot at your property it would not be covered by whatever percentage you agreed with the owner for day to day management.

 

however, if it was covered in the contract with the cohost that she would update photography at the listing regularly then you're correct she should have included this service .

I had an agreement with a person to manage my property and she didn’t want to do things that were in the agreement outside of when I had bookings. She wanted extra money for that. Like I wanted updated pictures of the property which is in the agreement and she asked for money to go over and do it. I told her that is part of the agreement and she was paid already. She got a percentage of the bookings. She argued that since there was no bookings right now that she should be paid more. I ended up terminating the agreement. I’m just wondering if I was in the wrong.

So it wasn’t just the updated photos that was the problem. The agreement also states to pick up needed supplies for the house. She had told me when I had my last booking and for one reason or another they haven’t been picked up. She texted me and told me she was finally going to go get them but wanted money for going. This money wasn’t for the items. This was for gas and her time to go get them. Again I told her she was already paid to do that and she hadn’t done it until now. Also the agreement states any maintenance or inspections and I have a scheduled maintenance coming up and she wanted money to meet the person for that because there wasn’t a booking. I felt she was trying to take advantage of me.

Yup...sounds like this she was trying to take advantage. Part of the deal for a Co-Host is you only make money if the Host makes money. That's the incentive to do a good job. You made the right decision to move on.

Agree with @Helen3 ...

 

It all depends on what was in the contract. If you only stipulated initial photos of the property were part of the tasks for the Co Hosts, then re-taking updated photos would be outside the scope of the contract.

 

I normally always recommend professional photos with an Airbnb photographer (not a real estate photographer). Just do an internet search for Airbnb Photographer in your area. The cost will pay for itself with increased bookings and can normally be written off as a business expense.
