Rent-a-room allowance in the uk

Hi there, does anybody know if I am eligible to claim the 7.5k of uk Rent-a-room tax relief, I’ll explain my situation.

I rent my whole house last year which is my main and only home.  I rented it for a total of 74 days last year and on the nights and days when I’ve had guests staying in my house I’ve packed an overnight bag and stayed with my parents. Does this mean I can claim that allowance as I wasn’t actually staying in the house with the guests. I’d really appreciate some advice on this. I marketed the house on air bnb as whole house let.  Thank you

Hi @Steph5229

As you are renting out a whole listing you can't claim the rent a room tax allowance which is designed for landlords living on the property while they let out a room in their home.

Speak to any accountant to help you with your year end books and understand allowance expenses if you aren't confident of how you fill in finances for self assessment.

@Steph5229 I would think your current listing counts as rent a room but if a former listing was for the whole house I don't see how it can. Go onto gov.uk and search for rent a room and all the rules are there.

I've already provided her with a solution @Bhumika  to her question - you are not allowed to use our government rent a room scheme designed for home sharing situations, when you are renting out a whole listing.

I have advised her to speak to an accountant to set up her STR business/manage tax issues.
