Rent to rent opportunity.

Hi! My name is Vera and from East London, UK. It is really nice to be part of something bigger than myself. 🙂

Please can I ask if there is any way I can convince a landlord to agree to rent to rent? I have tried using my spare room for airbnb but i got scared for my little ones so I had to stop. I enjoy the business, and want to continue but stuck as to how to find a property to lease.

 

Any suggestions will be more than welcomed.

Hey @Vera944,

I believe the term you’re looking for is sub-lease. I’ve had a couple of landlords agree to sublease before. What I did was reach out directly to homeowners who were looking to rent their place on platforms like Zillow and Facebook Marketplace. I’d call them and explain the business model.

It didn’t work out with some of them because they were asking for too much, but I can say that cold calling helps. You’ll get a lot of “no’s,” but eventually, there will be a “yes.”

@Vera944  Kevin is in Canada so isn't familiar with how our long term rentals work or the STR legislation that affects London.

 

1. all standard long term tenancies in London have clauses that a) prevent you from sub letting b) often have clauses preventing you from running a business

 

2. You can only do STRs in London for whole listings for 90 days - what are you planning to do for the rest of the time ? What happens if you don't get the bookings you want and are we left with bills you can't pay

 

As a UK landlord I would never agree to have someone sublet for STRs . It would invalidate my building insurance, there would be a risk the person doing arbitrage wouldn't manage the listing properly and would have guests that would upset neighbours and there is a risk my property would be damaged .
