Renting month-to-month

I'm confused about how to set up month-to-month rentals. I changed my minimum and maximum stays to 28 days (previously was 2-day minimum). For the pricing, do I set the daily rate as my monthly rate divided by the number of days in the month? When I do that, the site shows that there is a daily guest service fee which would make a monthly stay cost-prohibitive for a guest.

Just to clarify...you want your listing to be monthly only?

 

There is no listing attached to your profile so if you could share the link to the listing that would help.

 

Be sure to go to the amenities section and add that Long Term Stays are Allowed:

Most Hosts add a monthly discount to the calendar of 20%. That will also lower the guest service fee. Many jurisdictions also don't require Occupancy Taxes for 30+ nights, so you might consider changing your min/max nights to 31 nights. That will also lower the total price the guest sees.

 

 

Thanks, Joan. I just want to understand, if my rate is $100/night and the guest service fee is $14/night, then it would be $420 for 30 days? That seems like a lot of money for one transaction. I guess I was expecting Airbnb to have a discounted guest service fee for longer stays.
