Hello - How are hosts dealing with Right to Rent checks for UK guests. Technically Airbnb is a short-term lease but we still have to check and before they arrive.... is there a process we follow?
@Kb2 As long as you are doing holiday lets you don't need to worry. If you are using Airbnb to find long term tenants then this is just another example of why the platform is totally unsuitable.
Depends on length of stay and some people may be staying for study/courses or work.... not all are just on holiday I find....
@Kb2 It true you should be concerned. In the UK there is no length of stay that determines if it is a short term let or a tenancy. Clearly for tenancies it is near impossible to get rid of the tenant so these need to be avoided. The best description of what counts as a short term let (aka holiday) is that the guest needs to have a home elsewhere. This means you are generally fine for those travelling for work but might get caught out in certain circumstances. We never let anyone stay for more than a month as that was what counted in the old HMRC Furnished Holiday Let tax regime. I think stays of more than a month, even though this is NOT in any legislation, become suspicious and so we avoided them.
Legally there is no such thing as a short term lease in the UK and clearly guests are not tenants any more than a hotel guest is @Kb2
Okay - I vaguely remembered it mentioned in the ts and cs of Airbnb and 1 guest viewed it as a lease stay albeit for just 3 weeks.
