Scotland HMO with Short Term Let

Hi community,

I was wondering if anyone had clarity on whether or not you needed an HMO in Scotland with the Short Term Let License please, or if it’s covered within the STLL

Thank you.

@Jo993 HMO and STL are two different things.

A house of multiple occupancy is where several unrelated people live in the same property, sharing some facilities. There is a licence required for this from your council, after meeting various criteria and being inspected.

Short term lets are normally used by folk on holiday or travelling for work. A different licence is requred for these.

Check on your council's website for full details. Planning consent is also required for HMOs, and may be for new STLs.

Hi Fiona,

Thank you, I’m aware, I probably wasn’t very clear. I already hold an HMO but I’m in the process of waiting for a STL to use the house for Air B and B instead, and I’m being asked to potentially extend my HMO based on the numbers I’ll have in the holiday let and I’m not sure if it’s correct because they won’t be living there on a long term basis? I’ve gone back to the council but still waiting, any experience would be appreciated.

Sorry, I don't have similar experience to draw on.
