Hi- I just got a new client and they want me to co-host their property on Airbnb. It would be a new listing on Airbnb. They found me outside of the platform so did not go through the cohosting dashboard. The client would own the listing and I would have full rights to build and manage.
My question is do I:
1) send a referral link to the client and ask them to create an account and add me as a co-host so that I can build the listing
2) ask them to set up an account and add me as a cohost through the co-host program dashboard?
I want to make this as easy and low touch for the client as possible since I will be building and optimizing the listing myself.

Properties should NEVER be setup under the Co Hosts profile for the reason @Helen3 mentioned. Also, should the owner decide to terminate their contract with a Co Host, they don't have control of the listing and the Co Host can continue to operate the listing without permission. Additionally, if the original listing is deleted, the owner will have to create a new listing and many times Airbnb will flag that new listing as a "duplicate listing" contrary to their Circumvention policy and will suspend the new listing.

Referrals are a totally different subject. They have nothing to do with setting up the listing. Many Hosts have reported all kinds of issues with Airbnb for paying out the referrals, even if they were processed correctly.

Aligned with @Jennifer3187 's question. Personally I am already Co-Host of 3 units. Two of them are listed in my own profile and one of them the owner sent me an invitation to host. I have two new potential units to manage but my question is which of the two methods is more convenient:
1- Add the properties under my own profile?
2- Have the person create their profile (referred by me so as not to lose the bonus) and give me access.
In your experience, what are the pros and cons of each one?

I would send them a referral link so they can set up the listing and invite you to it as the cohost @Jennifer3187
Number 1 all day long so that you can get the referral bonus. You send them the referral link from where they will create their account. Once you become thier co host and host your first guest, a referral bonus will be processed for both of you. I have seen the bonuses be as large as $750 US. This link can help you see the status of your referrals and when that bonus is processed.
Why would you suggest that @Joey28 cohosts who set up a listing under their own profile are being highly unfair to the owners as if the owner decides not to work with them anymore they lose all their reviews and ratings and have to start again.
