Toronto basement over 28 days regulation

Hi,

So I have been renting my basement on airbnb for a few years while living on the upper levels.

Now I am considering moving out but keeping the house and rent the upper levels to a long term tenant and keep renting out my basement via airbnb but for more than 28 consecutive days each time to not fall under the short term rental regime.

That being said;

- can i rent out if it's no longer my primary residence ?

- can I rent out if the basement is not complying with all fire codes etc even if not considered short term rental ?

- can i rent out more than 180 days per year ?

- anything else  I should know ?

Why would you want to rent out a basement that doesn’t comply with local fire codes @David505 ?
