I want to charge a higher cleaning fee for single night stays vs multi-night stays. Any idea how I can do this in the listing? One thought is to have the single night cleaning fee in the listing and refund the difference for multi-night stays. Trying to figure how to explain this in the listing. It would be great if I could show this as a promotion but haven't found where I can do this. Thanks.
@John5621 No, there is no way to do this and it isn't necessary. Because the cleaning fee is a one-time only fee on a booking, however long it is, it already amounts to more on a short booking. If you list a $100 cleaning fee, for instance, that amounts to $50/night on a 2 night booking, but only $10/ night on a 10 day booking.
@John5621 While you can't change the cleaning fee for one night versus multi-night, you can discount your nightly rate over X number of nights by X%. This may do what you are trying to do. Its under the Edit listing, Pricing and availability, discounts, Add a discount for other stays. You can add several different scenarios here.
Airbnb should set the cleaning fees up as a $ amount per day or week, we clean 2x a week for a stay of a week or longer, at our properties - and have priced it for this - but when someone stays 2 or 3 weeks it costs us double but we only get one fee! @John5621
So, how would I use this on 2 different stays, one stay of 7 days (where we would clean once) and another stay of 35 days (where we would clean 5 times)?
We clean weekly
The short stay fee is 2days or less
The long stay fee is for 3+ nights
Not sure what you mean when you say you clean 5x for a 35 night stay? Do you offer mid-stay cleaning for your monthly stay guests?
We clean every week - i.e. every 7 days.
So, once in a 1 week stay and 5 times in a 5 week stay.
You cannot leave people in your property for 5 weeks without a weekly cleaning - it will be a disaster!!
Trust me - we have experienced this before.
We do it all the time.
Hosts handle monthly stays in various ways and how you handle it is up to you as a Host:
1. Using a PMS
If using a Property Mangement Service (PMS) attached to their accounts, Hosts can charge a security deposit.

2. Rental Agreement
Some Hosts not using a PMS, advise guests inquiring about a stay that a rental agreement must be signed and disclose that on the listing. Included in that there is an addl cleaning fee for the stay. If guests don't agree, then you don't accept the booking. Of course, this means you can't use Instant Book, which is not a good idea to use if you are offering monthly stays. Airbnb does have a new Off-Platform Fee Policy, so you might need to research that. It does seem like you would need to collect the addl cleaning fee through the resolution center.

3. Refund Guest Cleaning Fee - Long Term Stay
Some Hosts will refund some of the long term cleaning fee they have set if the property is found in good condition. This must be disclosed on the Listing, addl House Rules and messages to guest PRIOR to accepting the booking.
4. Long Term Stays Only
Some Hosts only allow 28+ days or more and build the cleaning fee into the monthly rate.
5. Special Offers
Some will use a special offer if someone inquires and add the cleaning fee into the offer. Another option is to reduce their monthly discount in order to ensure the cleaning costs are covered. Some will negotiate with the guest on a monthly fee + addl cleaning costs and add that into the special offer.
6. List on Another Platform
Some Hosts will list short term stays on one platform (set your maximum stay) and monthly stays only on another. They then sync the calendars to prevent double bookings and price the long term stay listing to include cleaning fees.
LOL - I rest my case - be far simpler if there were also a periodic cleaning fee - say per week or part thereof.
Agree, but this is what Airbnb currently provides as options.

Also, LOL - I have done that several times - at one stage I was the Airbnb Host Coordinator for our country - but then the Govt took over and the rest has been down hill!
also when not all rooms in a property are occupied the few should be different - obviously linen and towels are a big part of the fee
