Every country and even each city can have different rules for short-term and long-term rentals. It might help if you let us know where you’re hosting so we can share more relevant advice.
For example, in my case, I have one property where the HOA allows smart locks or lockbox, so I don’t need to meet the guests in person. But in another building, the HOA doesn’t permit self-check-in, so I personally greet the guests and hand over the keys, as required by our building’s policies. Add a trusted co-host is one of the best solutions if you can’t meet your guest or you are outside of the country.
As for paperwork, I don’t ask guests to sign anything upon arrival. The reservation through Airbnb platform already serves as a legally binding agreement between me and the guest.
