Views down compared to similar listings

We have a two month booking for Nov-Dec.  when looking at January, our views are down compared to similar listings.  Before, we typically had 3x the views of similar listings.  

any idea on why we aren’t getting views and how we can get views up?

This is a tough one. I see you already have free cancelation, a good star rating, guest favourite and your price doesn't seem to be too high. Yet when I put in Panama City, any week, 8 guests (and no other filters), you come up on page 10 for me at the moment.

There seem to be a great many properties available in the area, but that doesn't explain why you're getting relatively fewer views than similar listings.

You could experiment with turning on Instant Book, but perhaps in your market there's a good reason to keep it turned off (I imagine the large house could be a party risk, for example).

When you go to menu and then to insights, are there perhaps "opportunities" listed that you could explore?

Thank you for the feedback! We actually do have instant book on but only for those that have a good track record so anyone not logged in or with zero reviews won’t be able to book. 

maybe I should turn smart pricing on again? I really built up momentum since mid August so maybe we should not do mid term rentals because it messes with things

@Crystal717 I agree. I think as January (your first month with availability) comes closer, you'll slowly climb back up in the rankings. 

Thanks Shelley! Question for you. How did you see I was on page 12? Was that from searching Panama city beach on Airbnb or some type of tool?

Hi @Crystal717 - it was on page 10 on Airbnb for 8 guests (no tool!). You can do the same search or tweak it as you wish, just be sure to turn on secret mode so you're not logged in (otherwise it shows your listing near the top). Usually search results are best when you use the maximum number of guests.

Aibnb gave me two search options, Panama City and Panama City Beach. As your listing doesn't have "beach" in the description line, I assumed Panama City was the best one.
