Whats the long term booking rate in Ottawa Ontario for 3 bed townhouse

Hi all I am thinking to list our 3bed townhouse for long term. The normal rental could be $2800. Saying the rate from airbnb long term could be $150 or $4500 monthly. Wonder if it could be booked 8months per year?
