I use the guidebook and the house manual for guests @Kathy342 and include them in scheduled messages so I don't have to manually send them every time. I infer you've created a PDF of a welcome book, but if you can get all that information into your listing, whether by filling out the guidebook or inserting information into the house manual, you can easily send them to guests from either quick replies or scheduled messages.
I had a physical binder for each of my Airbnbs but it was always outdated, and the pages (despite being laminated) would just deteriorate over time - guests would spill stuff on them. Pretty gross!!
The digital equivalent is much much better as I can send it to guests right when they book and I have a framed QR code that I keep at the Airbnb which guests can easily scan using their phone while there.
I tried all the different platforms you listed (and a few more) but the one I use and love is Guest Manual (www.guestmanual.com). It is the only one I could find that comes with an iPhone app that allows me to make updates on the go - as most of my ideas around what to include or not to include in the house manual are spur of the moment based on guest convos.
