any recommendation about pms
thanks
Hello @Yan10184 . I personally use Pricelabs for my co-hosts. It fits great for my use since I provide remote co-hosting services.
Am currently using smart pricing and the Airbnb 5in 1 tool kit but am weighing the options out there. Any recommendations would come in handy.
Hi @Yan10184 , I use Hosptable PMS for my personal listings and remote co-hosting. It was very beginner friendly for me to set up the basics and they have a great customer support team. They offer a lot of different tools and connections based on your plan, and are always updating the platform.
If you have any other questions I can help with or want advice on something else, feel free to reach out!
Hello Yan, pm is the most relevant task to ensure constant inflow of clients to your units. I am going to share the following guidelines to help you through;
1. Automated Communication
Manual messaging is often the first thing to cause burnout. Suggest implementing automated messaging triggers for:
Booking Confirmation: A warm thank-you and immediate confirmation.
Check-in Instructions: Sent 24–48 hours before arrival with clear directions and access codes.
Mid-Stay Check-in: A quick "How is everything going?" message 24 hours after arrival.
Checkout Reminders: Sent the evening before they leave to clarify expectations (e.g., where to put trash).
2. Standardized House Rules & Signage
Confusion leads to bad reviews. Encourage them to create a clear, visually appealing "House Guide" that includes:
WiFi Credentials: Use a QR code so guests can scan and connect instantly.
Appliance Instructions: Short "how-to" guides for tricky items like smart TVs or AC units.
Local Recommendations: A curated list of the best nearby cafes, grocery stores, and hidden gems.
3. Streamlined Maintenance & Cleaning
Consistency is the backbone of high ratings.
Digital Checklists: Use a shared digital checklist for cleaners to ensure nothing is missed (e.g., checking inside the microwave or under the bed).
Stock Monitoring: Create a "restock kit" for essentials like toiletries, coffee, and linens so they never run out during a quick turnover.
Smart Locks: Transitioning to smart locks or lockboxes eliminates the "key exchange" stress and allows for remote access for maintenance.
4. Financial & Dynamic Pricing
Managing a unit like a business requires smart pricing strategies.
Dynamic Pricing Tools: Suggest tools that automatically adjust rates based on local demand, events, and seasonality.
Expense Tracking: Keeping a dedicated log for repairs, utilities, and supplies helps at tax time and shows the true ROI of the unit.
5. Security & Peace of Mind
Protecting the property is just as important as hosting the guest.
External Cameras/Noise Decibels: Suggest installing external security cameras (disclosed in the listing) or noise monitoring devices to prevent unauthorized parties without infringing on guest privacy.
Emergency Contact Sheet: Ensure a list of local emergency numbers and a trusted plumber/electrician is easily accessible.
Hello,
We have been utilizing Hospitable since we began our hosting operations. It is currently meeting our needs satisfactorily, though I am unable to provide a comparative analysis with other platforms at this time.
Hello @Yan10184 ,
I Have our property on a couple of different platforms and started to see the need for a property management system as well. I have jumped on board with OwnerRez. https://www.ownerrez.com/
The customer service has been excellent as well as their tutorials for self-guided learning. It is a big platform with a lot of options but so far has integrated well with the few companies I am advertising with.
Let me know if you have any specific questions.
Hospitable (https://hospitable.com/?grsf=wzlt3y) has a "free forever" plan (not just a trial) called Essentials that you can start with, and it'll give you many things for free that other PMSs charge for. Some certain features cost extra but you can use it for a while before deciding if you need the extras. I've been using it for almost a year and it's helped me automate a LOT of things that I used to do manually.
